When Should I Have a Home Inspection Done?
There are several instances when it is appropriate and helpful to have a home inspection. If you are preparing to purchase a home, it is a good idea to have a home inspection completed in order to get a comprehensive analysis of the home’s structure, systems, and components. If deficiencies are discovered in the inspection, you can work with the home owner to negotiate repairs of these issues (or renegotiate the sales price) before the purchase is finalized.
A home inspection can also be beneficial when you are preparing to sell your current home. Nearly 77 percent of home buyers hire an inspector (according to a study conducted by the National Association of Realtors and the American Society of Home Inspectors). Based on this statistic, odds are when you sell your home the buyer will be requesting an inspection. Having an inspection done before you place your home on the market can reveal hidden flaws and potentially pricey repairs. Knowing about these issues beforehand gives you the opportunity to correct problem areas and ensure your home is in the best condition possible for selling. It will also allow you to do maintenance and repairs while you have time to compare prices and treatment options. If you wait until a prospective buyer orders an inspection and flaws are discovered, you will most likely only have a few days to decide whether to make repairs or adjust the sales price accordingly.

Home Inspection Cost
The cost of a home inspection varies depending on the size of your home and any ancillary features that need to be inspected along with the home (i.e. pool, outbuildings, etc.). Our rates for home inspections are as follows:
- 1,000 to 2,000 s/f = $450
- 2,001 to 3,000 s/f = $500
- 3,001 to 4,000 s/f = $550
- 4,001 to 5,000 s/f = $600
- Over 5,000 s/f = $600 plus $0.25 per s/f
- Accessory Building = Add $75 to $125
- Pool = $75
- Structures over 50 years old = add $50
